We want to share and remind you of a valuable opportunity available for St. Louis County residents aged 62 and older—a real estate tax freeze on your 2025 real property bill and beyond! If you or someone you know qualifies, this program can help lock in your annual real estate tax amount, offering significant long-term savings.
Key Details:
- Eligibility: St. Louis County residents aged 62 as of December 31, 2024 and older.
- No Property Value Limitation: Many believe this freeze only applies to homes under $550,000, but this limitation has been removed.
- Eligible residents can only apply for a freeze on residential property in which they primarily reside.
- Application Deadline: June 30, 2025, to qualify for freeze on your 2025 real estate property tax bill.
- Required Documents: Proof of Identity and Age (Drivers License or birth certificate), Parcel Identification (Locator) Number which you can look up on the Assessors Website, Proof of Ownership (warranty deed, quit claim deed, etc.) , Proof of Residence (drivers license, passport, voter registration card, etc.)
- How to Apply: In-person assistance is available at select Government Center locations Monday-Friday 8 am to 4:30 pm by making an appointment at one of four locations: Clayton Administration Building, Northwest Crossing, South County and West County. Make an appointment at 41 S Central in Clayton, or visit other available walk-in locations.
- Mailed in or drop off documents will NOT be accepted.

The application process is simple, but it’s important to apply soon to avoid missing the deadline. The freeze must be renewed annually, so even if you’re applying this year, make sure to set a reminder for future renewals.
